Public Hearing Set for Feb. 25, 7 a.m., on 15-acre Commercial Development at Vaughn and Marler

Postponed by Applicant – The Pike Road Town Council will hold a public hearing on Wednesday, February 25, 2026, at 7 a.m. to consider amendments to the Planned Unit Development (PUD) regulations for a 15-acre commercial tract at the northwest corner of Vaughn Road and Marler Road.

According to the town’s notice, the hearing concerns Case No. ZC 25.06, titled the Marler Village Markets PUD Site Plan Amendment to the Commercial Lot Section of Ordinance 2021-0479. The request seeks to amend the existing PUD to incorporate a binding site plan and add regulatory requirements to the 15-acre commercial lot portion of the development at the intersection of Vaughn Road and Marler Road intersection.

The owner/developer for the project is Marler 2022 LLC, the applicant of record for the proposed shopping center at Vaughn and Marler. The company is owned by Pike Road resident Rushikumar S. Patel and other members. The full development team includes:

  • Civil engineer: PEC Engineering

At a previous Town Council meeting, council members requested that fuel pumps associated with the proposed grocery store be moved farther away from the roadway. According to the updated plans, the pumps have been relocated; however, additional pumps have also been added in the revised layout.

The intersection of Vaughn Road and Marler Road is considered a heavily traveled corridor. The route also serves as a primary commuter corridor for residents traveling from Bullock County and Macon County into Montgomery. The area experiences significant weekday congestion, particularly during morning and afternoon school traffic associated with Pike Road Elementary School and Macon East Academy.

Some community members have expressed that while continued development is important for the Town of Pike Road, strategic and well-planned growth is essential to maintaining the town’s historical character while accommodating future needs.

Several residents have indicated support for a neighborhood grocery store in the area, but have raised concerns about a development that primarily centers on a gas station under the guise of a neighborhood grocery store concept.

Planned development program (per submitted plans):

According to submitted plans, the project will be anchored by a 16,000-square-foot neighborhood grocery store and gas station, serving as the primary tenant for the development.

In addition to the anchor tenant, the site plan includes multiple retail and commercial buildings:

  • Building 1A: 5,800 SF
  • Building 2: 5,800 SF
  • Building 3: 4,300 SF
  • Building 4: 6,000 SF
  • Building 5: 2,100 SF
  • Building 6: 5,800 SF
  • Building 7: 4,000 SF
  • Building 8: 5,500 SF
  • Building 9: 6,000 SF
  • Building 10: 4,000 SF

The development also includes an outparcel reserved for future development.
